Terms and Conditions

Effective August 25, 2026. These terms apply to all individual, business and enterprise use of Property Data Intelligence.

1. Agreement

These Terms and Conditions govern your access to and use of Property Data Intelligence ("PDI", "we", "us"), including the website, dashboard, reports, analytics tools and API.

By creating an account, subscribing, or using the platform you agree to these terms. If you are accepting on behalf of a company, brokerage, fund, lender or other entity, you represent that you are authorized to bind that entity, and "you" refers to both you and that entity.

2. No financial, investment, legal or tax advice

PDI provides software, data and computational models for informational purposes only. Nothing on the platform is financial, investment, lending, appraisal, brokerage, accounting, legal or tax advice, and no fiduciary or advisory relationship is created by your use of it.

Valuations, rent estimates, yields, scores, signals, forecasts, Monte Carlo outputs, sensitivity matrices and every other derived figure are estimates produced by automated models from third-party and public data. They are not appraisals, broker price opinions, guarantees of value, guarantees of rent, or predictions of actual future performance.

PDI does not recommend, endorse, solicit or offer any security, investment, loan or real-estate transaction. Signals labelled buy, hold, sell or similar are model outputs, not recommendations to transact.

You are solely responsible for your own due diligence and decisions. Before acquiring, financing, renovating, leasing or disposing of any property, consult licensed professionals — an appraiser, real-estate broker, attorney, lender, accountant or investment adviser as appropriate. Past or modeled performance does not indicate future results, and all real-estate investment involves risk of loss.

3. Accounts and eligibility

You must be at least 18 years old and able to form a binding contract. You are responsible for the accuracy of your registration information, for safeguarding your credentials, and for all activity under your account.

Accounts are for the named user or the provisioning organization. Credential sharing outside your organization, or resale of access, is prohibited.

4. Business and professional use

Subject to your active subscription, we grant you a limited, non-exclusive, non-transferable, revocable right to use PDI and its outputs for your own internal business, professional and investment-analysis purposes, including work performed for your clients.

You may share individual reports and exports with your clients, partners, lenders and advisers where PDI attribution and disclosures remain intact.

You may not resell, sublicense, republish, redistribute in bulk, or use PDI data or outputs to build, train or populate a competing data or analytics product, and you may not scrape, mirror or systematically extract the platform or its underlying records.

Licensed third-party property data remains subject to the applicable provider terms. API access is additionally subject to the documented rate and volume limits of your plan.

5. Subscriptions, billing and taxes

Paid plans are billed in advance on a recurring monthly or annual basis, in U.S. dollars, and renew automatically until cancelled. Plans include usage allowances; exceeding an allowance may limit further analyses until the next billing period or until you upgrade.

You authorize us and our payment processor to charge your payment method for each renewal, applicable taxes and any overage you elect. Prices may change; changes apply from your next renewal after notice.

Failed or disputed payments may result in suspension of access until the balance is settled.

6. Cancellation and refund policy

You may cancel at any time from your billing page. Cancellation stops future renewals and takes effect at the end of the current paid period; you keep access until that date.

New paid subscriptions may be refunded in full if you request a refund within 14 days of the initial charge and have not made substantial use of the service — as a guideline, no more than five fresh property analyses, bulk runs or report exports.

Renewal charges, partial periods and mid-cycle downgrades are non-refundable, and unused usage allowances have no cash value and do not carry over.

One-off purchases, credit packs, overage charges and API volume charges are non-refundable once the underlying data or report has been delivered.

We may issue a prorated credit or refund at our discretion for a verified extended service outage, or where a charge resulted from our billing error. Refunds are returned to the original payment method within a reasonable period after approval.

Refund requests, cancellations of a business or enterprise agreement, and billing disputes should be sent to support@propertydataintelligence.com before initiating a chargeback so we can resolve them directly. Enterprise or invoiced agreements follow the refund terms of their signed order form where those differ.

7. Acceptable use

You agree not to use PDI to violate law; to make credit, insurance, employment, tenancy-screening or other decisions governed by the Fair Credit Reporting Act or similar statutes; to discriminate on the basis of any protected characteristic; to reverse-engineer or interfere with the platform; or to circumvent authentication, usage limits or security controls.

PDI is not a consumer reporting agency and its outputs are not consumer reports.

8. Data accuracy and availability

Property and market data originates from licensed providers and public records and may be incomplete, delayed or inaccurate. Where a figure is unavailable we omit it rather than estimate it.

The service is provided on an as-available basis. We may modify, add or discontinue features, models and score versions, and we perform maintenance that may cause temporary interruption.

9. Intellectual property

PDI, its software, models, scores, interfaces, documentation and branding are owned by Property Data Intelligence and protected by intellectual-property law. All rights reserved.

You retain ownership of the inputs and assumptions you enter. You grant us a limited license to process them to operate the service and to use aggregated, de-identified usage data to improve our models.

10. Disclaimer of warranties

To the maximum extent permitted by law, the platform and all data, scores and outputs are provided "as is" and "as available" without warranties of any kind, whether express, implied or statutory, including merchantability, fitness for a particular purpose, accuracy, completeness, non-infringement and uninterrupted availability.

11. Limitation of liability

To the maximum extent permitted by law, PDI and its officers, employees, suppliers and licensors will not be liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost rent, lost business, lost data, diminution in property value, or investment or financing losses, arising from or related to your use of the platform.

Our total aggregate liability for all claims relating to the service is limited to the amounts you paid to PDI in the twelve months preceding the event giving rise to the claim.

12. Indemnification

You agree to indemnify and hold PDI harmless from claims, damages, liabilities and reasonable legal fees arising from your use of the platform, your outputs shared with third parties, your breach of these terms, or your violation of law or third-party rights.

13. Suspension and termination

We may suspend or terminate access for non-payment, breach of these terms, abuse of usage limits, or activity that threatens the security or integrity of the service. You may terminate at any time by cancelling and discontinuing use.

Sections covering intellectual property, disclaimers, limitation of liability, indemnification and dispute resolution survive termination.

14. Governing law and disputes

These terms are governed by the laws of the State of Delaware, without regard to conflict-of-laws rules. The parties will first attempt to resolve any dispute informally by contacting support.

Any unresolved dispute will be brought exclusively in the state or federal courts located in Delaware, and each party waives any right to a jury trial and to participate in a class or representative action.

15. Changes and contact

We may update these terms as the platform and applicable law evolve. Continued use after the effective date constitutes acceptance of the updated terms.
